Property Information

Located on County Road 4677 in Dilley, Texas, this 333± acre hunting ranch for sale in Frio County is turn key and ready for the hunting enthusiast. There is a 15-year feeding and management program in place that has generated a healthy number of Whitetail deer, with many bucks in the 140” to 170” class. Current trail cams show a great supply of outstanding bucks.

The camp headquarters consists of two steel sea containers placed parallel to each other about 35 feet apart on a concrete slab, covered by a steel roof. One is set up to store tools, ranch equipment and feed, while the other has been professionally remodeled to include air conditioning, a full kitchen, as well as a lounge area and sleeping quarters for four. An attached building, as part of the remodel, houses the shower and bathroom. There are also two 30 amp RV hookups, complete with septic at the camp headquarters.

The acreage on the Panther Creek Ranch is amply watered by a Carrizo water well that supplies the camp headquarters and runs into a 5± acre lake. There is a windmill well that runs to a 20± foot diameter concrete trough, with overflow to a one- acre pond, which also fills with rainy season runoff. Another small pond can be found on the property

that is also filled by runoff. In addition, the seasonal Panther Creek runs diagonally through the ranch which forms pools during the rainy season.

This low fenced ranch has a great location between a 3,000± acre peanut farm and a 400± acre crop farm. The deer are drawn to these food sources and they use the 333± acres as their bedding “hideout”. Supplemental nutrition is provided by the owner’s feeding program of milo, corn and protein.

The dense brush on the ranch provides excellent cover as well as high protein content from blackbrush, catclaw, cenizo, Texas kidneywood, twisted Acacia, granjeno, honey mesquite and others for the deer and wildlife on the ranch. Turkey hunting on the ranch is good, and dove hunting is often outstanding; owing to the location between the crop farms and the abundant water on the ranch.

With a great location, just over an hour south of San Antonio, and close to many small town amenities, Panther Creek Ranch is a hunter’s haven.
