At 4,127± acres, Marley Creek Ranch is one of the few remaining large cattle ranches in Central Texas. This property is reminiscent of the “good ole days” of Texas ranching, with huge pastures, plenty of cattle, and excellent hunting opportunities. The ranch is located about 25 miles north of historic Llano, Texas, in San Saba County, and less than 2 hours from Austin. The ranch is accessed off of paved FM 501 or County Road 447. Another county road, number 452, runs through a portion of the ranch. This combination of good roadways gives easy access to every part of the expansive landscape.

The Marley Creek Ranch has 10 water wells and numerous troughs strategically placed in the ten low-fenced pastures. Five ponds around the ranch offer up watering holes for the livestock or wildlife. Wet weather Marley Creek carves a striking ravine, with some rocky banks and outcroppings, from east to west across the southern portion of the ranch.  Several smaller wet weather creeks and ponds feed into it and Marley Creek itself then feeds into Lake Buchanan about 10 miles downstream.

Two sets of cattle pens near the center of the property enable easy livestock operations from the 10 fenced pastures.  With adequate roadways criss-crossing the property for the movement of livestock, equipment, and supplies.

The abundant native wildlife consists of Whitetail, axis, dove, quail, and hogs. Excellent and thick native brush provides cover and forage for the wildlife and livestock.  Some hunting blinds and feeders are in place. This ranch is large enough to allow for cattle operations and hunting expeditions to take place simultaneously.

Improvements are few, but they do include a three-bedroom, two-bath hunting lodge on the southern edge of the ranch, and an RV camp on the north side, complete with water well and electrical hook-ups.

Seller financing is available for Marley Creek Ranch and the Seller is willing to divide the property. No mineral rights are available.
